Flamingo Beach Realty was built on Costa Rica’s Gold Coast, and after years of helping people buy, sell, and settle into life along this stretch of Guanacaste, we’ve learned that the right values matter just as much as the right listing. Real estate here isn’t just a transaction. For most of our clients, it’s a major life decision, often involving a different language, a different legal system, and a property they may have only seen in photos. That’s a lot to hand over to a stranger. These are the principles that guide how our team shows up for people, every single time.
Always Learning
The Costa Rica real estate market moves. Zoning laws shift, concession rules along the maritime zone get reinterpreted, new developments change what’s available in Flamingo, Potrero, and Tamarindo, and currency swings affect what a budget actually buys. We stay on top of it because guessing isn’t good enough when someone is moving their savings into a foreign country. Our agents spend real time in continuing education, in conversations with local attorneys and notaries, and out walking properties so we know a neighborhood from the ground, not just from a listing sheet.
High Standards
We’d rather tell a client the truth about a property than tell them what sounds good. That means pointing out a questionable title history, a water access issue, or a development with permits that aren’t fully buttoned up, even if it costs us a sale. We hold our listings, our paperwork, and our own conduct to a standard that assumes our clients deserve full information, not a sales pitch.
Client Focus
Every buyer and seller who works with us has a different reason for being here, whether it’s a retirement home, an investment property, or a beachfront lot they’ve dreamed about for a decade. We don’t run people through a script. We ask what actually matters to them, then build the search or the sale around that. If someone needs extra hand-holding through Costa Rica’s closing process, they get it. If they want to move fast, we move fast.
Integrity
This is the one that holds everything else together. Costa Rica’s real estate system runs differently than what most of our international clients are used to, and that gap can be exploited by agents who don’t have a long-term reputation to protect. We do. We disclose what we know, we don’t inflate prices to pad a commission, and we represent both sides of a deal honestly. Our name is attached to every closing we’ve ever done here, and we intend to keep it that way.

This one’s a little more personal. Flamingos are social, resilient, and they stand out without trying too hard. We’ve adopted it as shorthand for how we want our team and our clients to feel: confident, community-minded, and genuinely happy to be part of this coastline. Buying property in a new country can feel overwhelming. We want the experience of working with us to feel like the opposite.
