Fee-simple title is identified by a folio real, a unique number in Costa Rica’s National Registry. The record shows ownership history, liens, mortgages, easements and the property survey, and a title search is standard during due diligence. See our due diligence guide.
Funds are held by an established escrow company, not by your attorney or agent, and are released at closing once your attorney confirms clean title.
