Where the Gold Coast’s ocean views are

Most ocean views here come from the hills behind the beaches. The higher and more west-facing the lot, the more water you tend to see.

Playa Flamingo, Mar Vista and Potrero

The ridges above Playa Flamingo look over the bay and the marina. Inland, gated Mar Vista climbs higher with wide Pacific views. The hills behind Playa Potrero look across the bay toward the Catalina Islands.

Las Catalinas

Las Catalinas is a walkable beach town built into the hillside above Playa Danta. Homes step up the slope, so many terraces face the water.

Peninsula Papagayo, Ocotal and Coco

The Gulf of Papagayo has calmer water and a sheltered feel. Peninsula Papagayo is a private resort peninsula with water on both sides. The hills around Playa Ocotal and Playas del Coco offer views at a wider range of budgets.

What makes a view last

Check these points before you make an offer.

  1. Orientation. West-facing views give you sunsets over the Pacific.
  2. Elevation and slope. Higher lots see more water, but steep lots cost more to build on.
  3. Vegetation. Trees grow fast in the green season. Ask who owns the trees below you and whether trimming is allowed.
  4. Future building. Ask what can be built in front of you. Check HOA height limits and the local zoning plan.
  5. Access. Confirm the road is passable in the green season and that water and power reach the lot.

Ocean view or beachfront: the Maritime Zone

Under Costa Rica’s Maritime Zone Law (Ley 6043), the first 200 meters from the high tide line are regulated. The first 50 meters are the Public Zone and cannot be owned. The next 150 meters are the Restricted Zone, which is concession land granted by the municipality. Only land beyond 200 meters can be fee-simple titled property. Most hillside ocean view homes sit outside that zone. Always verify title with an independent real estate attorney. See the fee-simple vs concession guide.

This is not legal or tax advice. Consult a licensed Costa Rican attorney or accountant.

Buying an ocean view property: FAQ

Yes. On fee-simple (titled) land, foreigners have the same property rights as Costa Ricans and can own outright. See how to buy real estate in Costa Rica.

Check before you offer. Land within 200 meters of the high tide line falls under the Maritime Zone Law: the first 50 meters is public, and the next 150 meters may be concession property and not titled. Always verify the title type with an independent attorney. See our fee-simple vs concession guide.

Fee-simple title is identified by a folio real, a unique number in Costa Rica’s National Registry. The record shows ownership history, liens, mortgages, easements and the property survey, and a title search is standard during due diligence. See our due diligence guide.

Budget 3.5 to 5% of the purchase price on top of the price itself: transfer tax of 1.5%, registry and documentary fees of about 0.80%, attorney fees of 1.25 to 1.5%, and an escrow fee. See our closing costs guide.

Annual property tax in Costa Rica is 0.25% of the declared value.

Not automatically. A view is usually only as safe as the HOA height rules, the zoning plan and what can be built below you. Ask your real estate attorney to review all three.

Yes. Trees fill in from roughly May to November, so a clear dry-season view can narrow. Visit in both seasons, or ask for photos from each.

Often. Steep lots may need retaining walls and more engineering. Ask a local builder for a rough estimate first.

Yes. Many international buyers use video tours and sign through a power of attorney. The team at Flamingo Beach Realty coordinates showings and inspections with your attorney.
