What under $200,000 buys on the Gold Coast
At this budget, you are mostly choosing between land and a smaller condo or home. Both can work well. The right choice depends on whether you want to build or move in now.
Lots. Building lots make up much of the inventory here. Look in the hills behind Playa Potrero, around Playa Negra and Junquillal, and inland in Villareal and Huacas. See Playa Potrero, Playa Negra and Playa Junquillal.
Condos and small homes. One and two bedroom condos turn up in Playas del Coco, Villareal, Tamarindo and Potrero. Small homes appear inland, in towns such as Huacas and Matapalo.
Costs to plan for beyond the price
Budget for closing costs, the annual municipal property tax of 0.25% of registered value and any HOA fees. On a lot, add the cost of connecting water and power and of permits before you build. See the closing costs guide.
Checks that matter most at this price
Lower prices sometimes hide problems. Ask your real estate attorney to confirm clean title in the National Registry, no liens and a registered survey plan. On land, get a water availability letter, confirm legal road access and check zoning. Read the due diligence guide.

Check before you offer. Land within 200 meters of the high tide line falls under the Maritime Zone Law and may be concession property and not titled. Always verify the title type with an independent attorney. Our fee-simple vs concession guide explains the difference.
