Many Guanacaste owners live abroad for most of the year, and selling without flying down is routine. Here is how an absentee sale works.
Grant a special power of attorney
A special power of attorney lets your Costa Rican attorney sign the transfer deed for you. It can be granted at a Costa Rican consulate, or before a notary in your home country with an apostille and official translation.
Let your brokerage handle the property
Your agent coordinates showings, buyer visits, inspections and the paperwork the buyer’s attorney requests. Photos, video tours and documents are shared digitally.
Receive your proceeds through escrow
At closing, escrow releases your proceeds by international wire. If you are a non-resident, between 2% and 2.5% of the price is withheld first and credited against your capital gains tax.
