Before you list, it helps to know what comes out of the sale price. Costs depend on your listing agreement, how long you have owned the property and whether you live in Costa Rica.
Brokerage commission
The seller pays the agent commission, which is set in your listing agreement. Costa Rica charges 13% VAT on the commission.
Capital gains tax
A gain on the sale is usually taxed, with an exemption for your primary home and a simpler option for property bought before July 2019. See capital gains tax when selling in Costa Rica for how it works, including the withholding for non-resident sellers.
Bills to clear before closing
The buyer’s attorney will check that municipal property tax, the luxury home tax, HOA fees and any corporate filings are paid up to date. Unpaid amounts are settled before or at closing.
Closing costs
In Guanacaste the buyer usually pays the closing costs, including the transfer tax, registry and notary fees, though the split can be negotiated. See closing costs in Costa Rica.
